Under the Regulatory Reform (Fire Safety) Order 2005 you are obliged to carry out a Fire Risk Assessment in any premises where persons are employed to work. If you employ 5 or more members of staff there is a legal requirement to document it. Various changes to the Fire Safety Order are being introduced as a result of the introduction of the Fire Safety Bill and that may mean that your current Fire Risk Assessment is not covering these new changes.
The main changes are:
Identifying the Responsible Person (Accountable Person for that Building)
Creating a legal requirement on residential building owners to inspect external cladding and fire doors. This closes the loophole which previously left it unclear as to whether fire safety legislation applied to the structure and external walls of multi-occupied residential buildings. (Common areas)
Failure to comply with the Fire Safety Order can have severe consequences.
